•Strong leadership, communication and presentation skills. •Office development, leasing, sales, marketing and operational knowledge and experience •Residential product development, sales, leasing, marketing and operational knowledge and experience. •Progressive Property Development – Identify and create opportunities beyond vacant land e.g. purchase multiple buildings and/or plots consolidate and sell parts to create desired location, plot size. •Commercial property evaluation – Make decisions on investment mix, policy and asset allocation, match investments to objectives and balance risk against performance. •Land Development – Investigate, negotiate deal structure, acquire, develop, plan and permit land usage for the different needs within Ingka Group. •Real Estate Market Knowledge – knowledge about market trends, legislation and public affairs, new property developments and urban development. •Merge & Acquisition including asset deal & equity deal.
WHAT YOU'LL BE DOING DAY TO DAY
•Foster strong cooperation with retail expansion and Real Estate at China level in the assessment of market potential and the creation of Ingka China Expansion Plan. •Connect closely with retail expansion and RE to proactively identify and effectively position Centres for expansion opportunities. •Lead the business case development of potential expansion opportunities for Centres until securing the initial investment. •Maintain strategic real estate network by monitoring and analysing market trends and development in the commercial real estate industry, be able to validate opportunities through internal and external business partners management and active portfolio management. •Enable Centres expansion through expertise in identifying and developing complex, mixed-use urban real estate products •Lead mixed-use products development, market demand, product type and positioning, product unique selling points and business model validation •Lead mixed use product operation set up, secure operational excellence and seamless integration with shopping centre operation. •Lead mixed use products sales and leasing activities, including sales & leasing strategy, planning and execution to realize the income generation. •Lead the market intelligence analysis function, to support both expansion and mixed-use development in market-data-driven decision makings.
