PURPOSE OF THE JOB
Responsible to support the effective management of its daily operations to provide high standards in operational hygiene factors and to contribute to the profitability of the business main responsibility for the department is on the maintenance of the centre. This function is to ensure that the operations achieve optimum performance and efficiency through daily maintenance by the team. Through implementing consistent monitoring and reviewing of our operational processes to ensure efficiency and productivity in maintaining the centre and ensure the building is in shape as new, providing good environment for our customers, tenants and co-worker and practising a long-term maintenance plan.
RESPONSIBILITIES OF THE JOB
To check weekly record book on water tank level, water meter reading for SYABAS and IPC sub water meter as well as Automated Meter Reading for electrical meter reading done by the technicians.
To administer the availability of stock (any in / out for spare parts), update stock card, check, verify and close reactive maintenance as well as preventive maintenance checklist done by technicians in Computerized Maintenance Management System (CMMS) (Stock Register).
Develop and update the Equipment list of M&E system and other systems in the building if there is any additional or replacement equipment. (Fixed Asset)
Develop and register PM checklist for any new systems maintenance at site.
To support in checking and verifying Permit to Work (PTW) upon facilities related task, monthly KPI reports, utilities billing and assumption report.
To provide support in sourcing and requisition of quotations and invoice / delivery order control as well as monthly invoice and accrual submission upon approval to Finance.
General Maintenance Support
To contribute to the planning, implementation and monitor preventive measures for all building Mechanical, Electrical and Plumbing systems as well as Building systems.
To support technicians for facilities management in maintenance, service, repair as well as ensure that all mechanical, electrical, plumbing, building aesthetic / structure and gas system are in good working condition, safe and clean at all times in compliance with CMMS requirements.
To monitor and ensure the service providers carry out their service according to the scope of work stipulated in the contract agreement.
To support safety and security officer in maintaining safety equipment in the building according to SecCheck manual.
To ensure compliance of the Fit-Out team in ensuring tenant’s contractor comply with authorities and in-house rule management before handover of the lot.
To perform other related ad-hoc task(s) as assigned by the Manager.
Preferably certificate / diploma in mechanical / electrical / civil but not necessary.
Minimum 3 years of relevant working experience.
Proactive, team player, organized, work under pressure, customer orientated.
Possessing relevant trade certificate i.e. Wireman, OB, etc. would be advantageous.
Ability to read and understand M&E, Architect, Sanitary and Plumbing, Building Structure drawings.
Able to communicate and write in proper Bahasa Malaysia and English.
