WE ARE LOOKING FOR A BUSINESS NAVIGATION MANAGER TO JOIN OUR IKEA INDIA TEAM IN BANGALORE: PURPOSE OF JOB: Be a pro-active, trustworthy business partner who takes a multi-dimensional view of the business, connecting the needs of customers and the organisation with a complete overview of the profit & loss, and understanding of the balance sheet and cash flow management. Supporting and challenging the organisation through business-case thinking. Take the lead in developing and promoting lean, simple and effective ways of working. To steer and support domains and meeting places in Ingka Centres business performance that is beneficial to people & planet and protects and adds value to our assets, securing profitable growth and financial independence. By providing services, supporting a strong compliance framework, and effective governance to enable entrepreneurship and safeguard our people, customers and businesses. KNOWLDEGE: • Commercial property management: Knowledge of how to operate, control and oversee Ingka Centres business in order to ensure its useful life and condition. • Real estate investment analysis: Knowledge of financial analysis of real estate investment opportunities considering the investments, returns and risks of the opportunity • Valuations: Knowledge of valuation (modelling) of commercial real estate properties and developments • Industry: Knowledge of country commercial real estate market, understand the development cycle and consumer market trend • Funding: Knowledge of the financial markets, funding structures and funding structure optimisation • Accountancy: Knowledge of the measurement, processing and communication of financial information regarding economic entities, which aims to document the organizations’ resource management. • Data operation: Good understanding of data science, new technologies, analytics and their wide ranging application in business context. • IKEA concept, culture & values: Knowledge of IKEAs corporate identity, core values and vision of creating a better everyday life for the many people, to ensure right representation. • IKEA business tools, processes and cycles: in-depth knowledge of Ingka Centres business tools, processes and cycles. • Global business direction: Knowledge of the alignment strategy that current the global business direction provide, in order to act accordingly. YOUR RESPONSIBILITIES

ASSIGNMENT: • Lead & develop the Business Navigation team in the meeting places or domains, securing Business Navigation competence within the function as well as spreading it to the rest of the organisation. • Project and secure the long-term financial development in the meeting places, real estate development projects and domains connecting the operational business performance and long term value creation to the objectives of the Ingka Centres Direction, Market Penetration Plan and identified business opportunities in the country. • Drive and co-ordinate the financial business planning process, ensuring that the financial plan is aligned with the BPL priorities in Ingka Centres while involving and creating commitment among stakeholders on performance management and goal setting. o Drive and co-ordinate the business performance follow-up and forecasting process in the Meeting Places, real estate development projects and domains, in line with the global business navigation year cycle and in close co-operation with the domain leaders and meeting place managers. • Provide fast reactions to performance deviations in order to maximise the business performance by securing a documented and anchored way of working with scenario planning and scenario implementation. • Navigate towards more effective and cost conscious ways of working, identifying growth and cost potentials through analysis and providing insights, benchmarking, striving for constant improvements and closing of the performance gap between Meeting Places. • Navigate towards a good return on investment by ensuring the use of high quality business cases to identify and evaluate business opportunities, in our operational Meeting Places, real estate development projects and Domains. • Navigate towards an optimal funding solution and tax planning for real estate development projects, together with Ingka Treasury and Tax, in order to maximise the shareholder’s value and developer’s ROI; • Provide insights in and the impact from market trends on the operational performance and (real estate market) valuations, both from retail as real estate industry to the stakeholders within Ingka Centres, in Operations, in Expansion & Development and to Centres management. • China specific: As a member of Country Project Steering Committee, steering, monitoring and safeguarding new real estate development, focus on cost follow up, procurement and project process control; • China specific: as a member of Board for legal entities, responsible for overall operational and financial compliance with local laws and regulations; support country manager to secure the governance implementation, control the business and financial risk towards the long term success of the business. This hasn’t been set up, depending on the governance set up: As a member of Local Leasing Council, steering, monitoring business decision Previous Experiences & Proven Skills • Degree in Business Administration /Economics or related field or extensive experience in the field • Minimum 8 years with increased responsibility in business steering or finance related field. • Minimum 5 years as a manager with experience from country/company level. • Strong communication and networking skills with capacity to influence decisions and commitments in different parts of the organisation. Proven record of successful leadership, developing people and provide support, coaching, training, and career direction to others • Fluent in English and local language, both written and spoken
